How does a garage floor actually get coated?

Measure and moisture test

We measure the slab, check the joints and any old coating, and tape-test for moisture. The quote comes from that.

Grind to profile

Diamond grinding to an open CSP 2 to 3 profile. Dust goes to a vacuum and wash water stays contained on site.

Fill and detail

Cracks routed and filled, spalled areas rebuilt, control joints detailed so they can still move afterwards.

Base, flake, topcoat

Base coat down, flake broadcast to refusal if you picked it, then the clear topcoat. Foot traffic the next day.

Why garage slabs move out here

Because the ground under them does. Two of the four soil series beneath Atascocita, Vamont and Atasco, carry maximum linear extensibility of 12.8 and 10.0 percent, which is a lot of swell and shrink as clay wets and dries. A garage slab sits on that, usually with a control joint or two across it, and the movement shows up as a crack with one side higher than the other. Most homes here went up in 2000 or later, so plenty of slabs are young enough to look sound and old enough to have already moved. We deal with the joint before the coating, not after.

Cost and timing

Figure $6 to $9 per square foot installed for a flake system. Prep drives the spread. A sound slab needs grinding and little else; one with hot-tire damage, spalling or stepped cracks needs a lot more first.

Two working days is typical. Grinding and repair on day one, base coat and flake, then the topcoat. Bigger or badly damaged slabs run longer, and we tell you which yours is when we measure.

Foot traffic is usually fine the next day. Vehicles wait for the topcoat to harden, commonly two to three days for epoxy. Gulf humidity stretches that, so we give you the real window rather than a brochure number.

Flake hides hairline repairs, trowel lines and dust, and it is less slippery wet. Solid color looks cleaner and costs less. In a working garage that sees tires and toolboxes, flake almost always wears better.

That kit peeled because the slab was acid-etched or just cleaned, not ground. Warm tires then lift it in patches. We grind to an open profile so the resin keys into the concrete instead of sitting on top of it.

The slab

Yes, to the door line and up a short cove at the walls if you want it. The cove stops water and swept dust collecting in the corner joint, which is where a coated floor usually starts to fail first.

They get routed out and filled before any coating, and control joints get detailed so they can still move. Filling a moving joint flat and coating over it just puts a shiny surface on a crack that will reopen.

Yes, with attention to dew point. Overnight lows sit in the mid-70s from June through August, so the slab stays warm and the margin thins. We read slab temperature on the day and will move a pour rather than trap moisture.

We find that with a tape or calcium chloride test before quoting. A damp slab is not a no, but it changes the system: a moisture-tolerant primer, or in a bad case a different approach entirely.
